Pest control in Hamilton: how we work

Hamilton is an older city with a lot of character and a lot of history in its walls. That mix shapes the pests we hear about.

We keep the process simple:

  1. Inspect. We look at where the signs are and how the pests are getting in.
  2. Identify. Each pest behaves differently, so we confirm what you have before we treat.
  3. Treat. We use a plan matched to the pest and the building.
  4. Follow up. We check that the treatment worked and tell you what to watch for.

What pests are common in Hamilton

Bed bugs. Rental towers, walk-ups and student houses see a lot of people moving in and out. Bed bugs travel in luggage, used furniture and bedding, so turnover helps them spread. Read about bed bug treatment if you suspect them.

Cockroaches. Older multi-unit buildings often have shared walls, pipes and basements. German cockroaches move through those gaps from one unit to the next. See our cockroach control service.

Mice. Old foundations, stone and brick walls and the edges of the harbour and escarpment all give mice ways in. Fall is when they start looking for warmth.

Homes in Hamilton and the pests they see

  • Brick row houses and walk-ups in the lower city. Shared walls and old basements make mice and cockroaches harder to keep out.
  • Student rentals near McMaster, such as in Westdale. Frequent moves make bed bugs and kitchen pests more likely.
  • Post-war bungalows on the Mountain. Crawl spaces, garages and gaps around pipes are common entry points for mice and ants.
  • Large rental towers. Pests can travel between suites through pipes and wiring, so one unit’s problem often becomes a building’s.

Renting in Hamilton: who is responsible for pests

The City of Hamilton says landlords are responsible for pest control in their buildings. Its Property Standards By-law requires dwellings to be free of pests, and the City includes bed bugs in that. It also points to the Residential Tenancies Act, which requires landlords to keep a unit fit to live in.

Tenants have a part too. Report pests as soon as you see them. Follow the preparation steps. Tell your landlord if you cannot do the prep yourself, because the City asks landlords to help tenants who cannot.

Hamilton also promotes integrated pest management (IPM) for rental buildings. IPM means monitoring, prevention, tenant education and follow-up, not just spraying. Our own work follows the same idea, and you can read how it works in our guide to integrated pest management.

For advice, Hamilton Public Health Services can help identify pests. For a dispute with a landlord, the Landlord and Tenant Board is the place to go.

Businesses in Hamilton

Restaurants, shops, offices and warehouses all need a steady plan against cockroaches, mice and flying insects. See commercial pest control for how we work with business owners and property managers.

Pests through the Hamilton year

  • October to March: Mice and rats move indoors for warmth. Seal gaps before the cold sets in.
  • April to June: Ants come out as the ground warms.
  • July to September: Wasps are most active around eaves, sheds and decks.

Bed bugs and cockroaches live indoors, so they can show up in any month.

Older buildings, older gaps

Hamilton has some of the oldest housing in the province. Stone and brick foundations settle over time, and utility lines have been added, moved and patched many times. Every one of those changes can leave a gap.

When we inspect, we look at the places people rarely check:

  • Where pipes and wiring enter the basement
  • Gaps behind kitchen cabinets and under sinks
  • Shared walls and stairwells in walk-ups
  • Garages and sheds on the edge of the lot

Sealing these gaps matters as much as treatment. Without it, the pests return once the product wears off.

What to do before we come

Clear clutter from the problem area so we can see it. Do not spray your own products, since some push bed bugs and cockroaches deeper into walls. Take photos of what you find and note where and when you saw it. That helps us give a more accurate quote.

If you live in a multi-unit building, tell the landlord or property manager. Pests rarely stay in one suite.

Common questions

Does Hamilton require landlords to deal with pests?

Yes. The City says its Property Standards By-law requires dwellings to be free of pests, including bed bugs, and landlords are expected to pay for pest control in their buildings. The City also lists landlord duties such as yearly inspections and follow-up after treatment.

Do you serve Stoney Creek and Ancaster?

Hamilton is one of our service areas. Send your address with a quote request and we will confirm whether we can serve it. If we can, you get quote details by email or phone in under 30 minutes.

Do you treat student houses?

Yes. We treat bed bugs, cockroaches and mice in shared houses and apartments. In a rental, tell your landlord first. Treatment goes best when everyone in the unit follows the same preparation steps.
